On November 5, 2026, the Department of the Treasury and the IRS announced the designation of 6,576 census tracts as Qualified Opportunity Zones (QOZs) across all 50 states, the District of Columbia, and U.S. territories. These are the first designations under the permanent Opportunity Zone program enacted by the One Big Beautiful Bill Act (OBBBA). The new designations take effect January 1, 2027, and remain in effect for ten years.
Background
OBBBA permanently extended the Opportunity Zone program and established a process for redesignating zones every ten years. On April 6, 2026, Treasury released a list of 25,332 eligible census tracts, and beginning July 1, tracts could be nominated from that list. Every tract nominated by the close of the statutory window has now been designated.
Determining Whether a Project Is in a New QOZ
You can confirm whether a project site is located in a newly designated QOZ by clicking the magnifying glass in the top left corner of the interactive QOZ map and entering the site’s address.
Projects in Expiring Opportunity Zones
Projects located in previously designated Opportunity Zones that were not redesignated face a December 31, 2026, deadline to preserve eligibility for post-2026 investment. Our prior alert on Notice 2026-40 covers the transition rules in more detail.
