My Approach

I thrive on complex deals that allow me to come up with creative solutions for my clients. I work closely with them to structure and negotiate transactions that make business sense and that work for all parties. I am able to apply my background in finance to balance the economic aspect of each transaction with the law. Especially in the real estate finance and tax credit space, whether a deal closes is subject to so many external pressures, and I work with my clients to manage the entire deal and help push it toward closing.

I am deeply invested in helping to develop the next generation of lawyers, and serve as a mentor through the University of Minnesota Minority Mentorship program and as co-chair of the firm’s Diversity, Equity & Inclusion Committee, as well as a member of the National and Minnesota Asian Pacific American Bar Associations, Minnesota Women Lawyers, MNCREW, and others.

My Experience

I balance the law with my background in finance to assist lenders, investors and developers in an array of commercial loan transactions, primarily focusing on transactions with affordable housing tax credits, historic tax credits, new markets tax credits or energy tax credits.

Representative Matters

• Represented financial institutions in providing loans or equity investments to projects involving federal and state new markets tax credits, federal and state historic tax credits, renewable energy credits, tax increment financing and multiple combinations thereof;
• Represented developers in projects involving federal and state historic tax credits, federal and state new markets tax credits;
• Represented allocatees and sub-CDEs in various new markets tax credit transactions including several small loan pools;
• Represented a food cooperative in a new markets tax credit transaction that provided financing to open a grocery store in a food desert;
• Represented banks in providing loans to projects involving low-income housing tax credits;
• Represented developers and investors of solar energy projects and wind energy projects;
• Represented multiple lenders in PACE financing on various projects around the country;
• Represented investors in multiple transactions in providing financing for PACE loans.
